Real estate transactions often trigger provisions in the applicable regulations either for the issuance of municipal permits or for financing purposes. Gandalf provides services including the evaluation of the subsurface conditions at the site via the preparation and implementation of Stage I and Stage II Preliminary Site Investigations and/or Detailed Site Investigations. Should issues be discovered that require the remediation of the Site, Gandalf can implement the planning and implementation of remedial and regulatory liaison to ensure compliance with existing acts and regulations through the preparation of Remedial Plans and Confirmation of Remediation Reports.
Ongoing industrial operations often require various levels of environmental due diligence which can be triggered by municipal, provincial, or federal regulation or by requirements for financing. Gandalf works with clients to understand their current and future requirements and can implement programs to assist the client in obtaining the required permits or clearances to successfully operate their business.
Under the Environmental Management Act, ministry officials may, based on the recommendation of these Contaminated Sites Approved Professionals, issue a contaminated sites legal instrument. Gandalf has an in-house Approved Professional who has been appointed by the Director of the Ministry of the Environment to make recommendations for regulatory instrument such as Certificates of Compliance. Gandalf works both directly with the client or the client’s consultants to provide review services leading to the successful release of regulatory instruments.
